For metal building
contractors and erectors,
2021 must have been a year
of sharp contrasts, highs and
lows. For example, steel
prices shot up in early May,
then plummeted. Shot up again in July, then plummeted. And
edged up again in October before dropping to a yearly low in late
November.
Price, availability and demand for construction materials all uctuated widely in
2021 (see the discussion on the biggest challenges below), but despite that, the
top metal builders report increases in the average tonnage and square footage. In
fact, by all measures, 2021 was a very strong year for the metal building industry
when looking at the largest contractors.
Last year, we identied the largest erectors who made the lists so we could begin
the process of separating contractors from erectors. This year, we asked submitters
to identify as either a contractor or erector and we made two lists: the 100 largest
metal building contractors and the 20 largest metal building erectors.
Because of this there are some anomalies in the reporting since we can’t easily
compare this year’s list to previous lists. To help with that, in the charts below you
will see comparisons for just contractors and then comparisons for the combined
lists, but limited to the top 100 as we have in previous years.

Those companies that used the online survey were forced to select either metal
building contractor or metal building erector. But a few companies that submitted
by form checked both boxes. There are a number of contractors in the industry
who both self-perform and erect only for other companies. They are, by these
awkward denitions, both contractors and erectors.
If that was the case, we put them in the contractor category. Our reasoning was a
matter of consistency. Most of our respondents can’t easily separate out the
tonnage and square footage they did as contractors compared to erectors. While
having those different responses will be helpful in looking at the industry overall,
it’s not easily gured within individual companies.
The Biggest Challenge
What a difference a year makes. The construction industry is notoriously slow to
change, but in 2021 metal building contractors and erectors had to deal with more
change than they had seen in the previous 10 years, including 2020 when the
pandemic struck.
Last year, when we asked what the biggest challenges they faced in 2020 were,
they reported general COVID issues (30.1%) and COVID work requirements (10.3%)
were the most signicant. The availability of labor continued to be a pressing issue
that year with about a quarter of respondents saying it was hard to nd skilled
labor.

In our reporting on 2021 this year, we saw a wholesale shift in the kind of
challenges contractors and erectors faced. Yes, the labor shortage still loomed
large with a steady quarter of respondents saying it was a major challenge.
Problems with material shortages increased with 5.1% of respondents saying it was
a challenge in 2020, while 8.7% pointed to it as a challenge in 2021.
But the most signicant changes came in supply chain issues and scheduling.
Make no doubt that material shortages, rising material costs, scheduling issues
and supply chain problems are all interconnected, but the supply chain and
scheduling rose to the top. In 2020, contractors 9.6% of respondents reported
supply chain issues as a problem, which increased to 21.3% last year.
Scheduling issues took on even greater importance in 2021. Of our respondents,
25.7% said they were facing scheduling problems, with almost all of those coming
from longer lead times. That was compared to only 5.1% reporting that same kind
of problem in 2020.
Weather struggles and permitting issues became slightly less problematic in 2021,
but a new problem did arise in our reporting. 2.4% of contractors and erectors
report slow payment for services (often from the general contractor) as becoming
a challenge. This is nothing new in the construction industry, but that it rises up
during a time of longer lead times and rising material costs can make managing
cash ow in a contracting business extremely challenging.

Overview
Across the board, metal building contractors and erectors saw their businesses
increase in 2021 compared to 2020. That’s not surprising considering the start of
the pandemic in 2020 forced a nearly industry-wide shutdown. The top 100
contractors saw a 13.1% increase in tonnage and 12.5% increase in square footage
of metal building systems installed. The top 20 erectors saw slighter increases (3%
for tonnage and 7.3% for square footage) but that may be because it’s a smaller
collection of companies and larger companies tend to average smaller increases
year-over-year.
When we combined the lists and selected the top 100 contractors and erectors, we
discovered similar increases across the board with the top 100 increasing tonnage
by 9.2% and square footage by 12.1%.

Average Size
Over the last 12 years, both average square footage and tonnage reported by metal
building contractors increased steadily until 2018 when a decline began. The
decrease this year may be attributed to separating out the erectors from the
contractors list.
So, we combined the lists and selected the top 100 contractors and erectors. When
that happens, there is a signicant jump in total tonnage and square footage.
Market Share
In our reporting on the Top Metal Builders for the last couple of years, we have
begun to show market share of the top 10%. Going back to 2011, there has been
only a very slight increase in market share among the largest companies, except
this year. That is probably attributed to placing the erectors on a separate list.
If we combine the contractor and erector lists and select the 100 largest rms by
tonnage, we get numbers more comparable to previous years. In future years, we
will be able to dig deeper into these numbers and track market share across two
lists and the combined market.
